This apartment is located in one of the older and iconic apartment buildings of Melbourne. Due to it's age, it has been fitted with single glazed windows which means that you can often hear the hum of street noise below. Please contact us if you are a sensitive sleeper or affected by street level noise before booking this property so we can determine whether this property is suitable for you.

The beating heart of the city and a magnet for everyone who surrounds it, Melbourne’s CBD is a cultural wonderland. If you’ve got an interest for street art, great restaurants, rooftop bars, tiny cafes, Victorian architecture, historic markets, department stores and designer boutiques, you’ll never get bored in Melbourne.

Melbourne Central train station is about a 1 minute walk from the apartment. You will also be in the CBD free tram zone.

House Rules

By staying at this property, you acknowledge and agree to the following rules:

a)No smoking inside. Any evidence of smoking inside will incur an additional $150.00 cleaning fee on your account (this includes cigarettes butts, ash inside the property or the smell of cigarettes).

b)No guests or visitors without prior approval.

c)No pets allowed.

d)Please be respectful of neighbours who share the apartment building and minimise all noise between 10pm – 7am.

e)Strictly no parties or events whatsoever. If any of these occur, guests will be will be escorted from the property immediately. There will be no second chances. An additional $300 cleaning fee is payable if we deem sufficient evidence that a party or event has occurred.

f)A $30 per hour late check out fee will apply for guests present in the apartment after 11am unless a late checkout has previously been agreed too in writing. This is to cover the cost of our cleaners waiting for you to depart.

g)Loss of key and swipe will incur a $150 charge for replacement. Please advise immediately when key and swipe are lost. Two sets of keys are provided upon check in.

h)Treat the property as if it was your own home and when departing, ensure the property is in the same state as it was found when you checked in. Please keep it clean and tidy, washing up in the kitchen after yourself.

i) Please be extra careful when parking as the carpark is quite tight.

- Body corporate rules and restrictions apply. We are not responsible for any changes, building works or facility closures that are our out of our control.

- Guests must be 25+ unless they are the dependents of the booking holder.

- Unfortunately guest limits apply. This means no groups, parties, gatherings or unregistered visitors.

- No one wants to pay $350 for smoking inside the property. That's what it costs us to clean it if you do! Please ensure no smoking takes place inside the property and no evidence of smoking waste remains.

- The morning you vacate please wash up your dishes and put them away, or run a cycle of the dishwasher.

- Please put your waste in the bins outside. We understand sometimes these are left full on your arrival... If that's the case please let us know. Additional waste or removal charges apply if we are charged by the cleaners and no one wants to pay for someone else's rubbish!

- Please ensure noise is kept to a minimum after 10pm and silenced by midnight to avoid complaints.

- Should something require repairs or maintenance during your stay, please let us know ASAP so we can assist with troubleshooting and tradespeople if required. We are here to help! Should a call out be required, we will arrange that with the appropriate tradesperson and yourself directly to minimise any inconvenience to you during your stay. Unfortunately if there are issues found to be operator error or damage caused by the user, the cost will be passed on as would be the case in any short stay / hotel accommodation.

- ID is required to place your booking with us.

- We understand accidents happen but please let us know when they do. - Any breakages are charged at fair replacement value to you so please take care with our things.

- Keys and locks are expensive to replace. Please take care with the keys to avoid a $250 replacement charge.

-We love our pets too but our properties are pet free except for assistance animals unless otherwise advertised.

- Please leave the property as you found it :)

- Please turn off the AC when you go out.

- Please respect check-in and check-out times. We would love to be able to offer early check in or late check out but properties need to be cleaned and restocked between bookings.

- Please don’t rearrange the furniture. We don't want you hurting yourselves.

- Lost property retrieval fee $45 plus postage.

And it goes without saying that no illegal substances or activities are allowed on the premises.
